HOW IT WORKS
- Sellect Realty is able to offer
a rebate to you if you
actively assist in
searching for a home. You will be
provided access to all properties
listed on the multiple listing
services from Sellect Realty’s
website with or without a
registration process or you may use
any realty company’s website that
has online MLS listings for the
search. You may also drive around in
the comfort and privacy of your own
vehicle to preview the exterior of
homes prior to deciding on the homes
to be shown to you by Sellect
Realty. Your participation in the
search process reduces costs for
Sellect Realty and, thus, the
savings can be passed on to you.
- Sellect Realty will arrange
tours of homes that you wish to be
shown along with any that you would
like included from the ones Sellect
Realty finds for you that fit your
criteria.
- A rebate is available on the
purchase of any residential home in
Metro Atlanta with a sales price of
more than $100,000 listed on the
FMLS and/or Georgia MLS, new
construction homes sold by builders,
and For Sale by Owner homes. All
sellers must be offering a
commission to buyer’s agents.
- You will be eligible for the 1%
rebate for a home found and sold
from 7 (seven) homes or less that a
Sellect Realty agent has “initially”
given you personal guided tours
(your first time touring the
interior of a home must have been
through a Sellect Realty agent). The
rebate will be reduced to 1/2% when
the number of homes shown to you is
between 8 (eight) and 15 (fifteen).
- On a new construction home, you
will receive a rebate from Sellect
Realty in addition to any discounts
or promotions offered by the
builder.
- The nominal transactional fee of
.0012 of the contract sales price
that First Multiple Listing Service
charges will be deducted from the
rebate amount.
- The Cash Back Rebate Program is
conditional on Sellect Realty
receiving a minimum of 2.5% selling
commission from the listing broker,
the builder, or the owner of a For
Sale by Owner home. Your rebate is
given to you by Sellect Realty
sharing a percentage of the selling
commission with you.
- If Sellect Realty is required to
pay a referral fee to another agent,
the rebate will be reduced by the
amount of the referral fee.
- Cash back rebate must be
disclosed to your lender. You
will be responsible for verifying
with your lender that you may be
allowed to receive a rebate.
- You will receive a rebate
“check” issued by the Broker of
Sellect Realty at closing.
- A rebate check is considered as
taxable income; therefore, Sellect
Realty will send you an IRS Form
1099 at the beginning of the
following year. If legal or tax
advice is needed, Sellect Realty
recommends you to consult a tax
consultant or an accountant.
- An Exclusive Buyer Brokerage
Agreement is required. You must sign
the Agreement in order for Sellect
Realty to represent you in the
purchase of real estate. Georgia
State law prohibits a real estate
broker from representing a buyer
without the written agreement.
- The Cash Back Rebate Program -
Terms and Conditions form must be
signed before any rebate will be
issued.
- The Cash Back Rebate Program is
subject to conditions, limitations,
exclusions, and modifications
without notice.
